It took a while, but Jason solved this problem in Cook County and I got credit for the exception of the property tax homeowners who were scheduled for the 2015 tax year.  Thank you. Jason Schram and his law firm got one star because they couldn't respond to my repeated emails and voice messages.  I tried to get in touch with Jason several times without a reply.  In June 2015, Jason represented me in buying a house at Oak Park.  In fact, it was only once that I met Jason at the end.  Before that, he had to communicate, and after about a year, he seemed to have stopped working.  I received a housemaid exemption when a home tax exemption measure was imposed on all the homeowners in Cook County.  This exemption means saving thousands of dollars per year of real estate tax by simply registering a house tax exemption with the county's assessor office.  After living at home for a year, the property tax in 2015 was thousands of dollars higher than the tax year before 2013-2014... This increase was not accounted for by my escrow or my monthly escrow payment, but with a 30-year fixed loan, my monthly loan increased by 21% from my title holder.  At that time, I learned how hard it is to deduct the owner of the cook county.  My house had no exemptions and no misidentification from the previous owner, so I could apply for an exemption myself.  In order to correct the situation I met twice at Cook County's assessment office and Oak Park's assessment office.  Every time I asked if there was a legal representative at the time of closing, three tax offices told me that my lawyer should never have allowed me to proceed with the closing without a house exemption or a false recognition signed by the previous owner.  Until 2017, I can't apply for exemption myself, and Jason's negligence has cost between $3,000 and $4,000 in property tax that can be completely avoided in the past year.  This problem compelled me to rent a house in just a year.

My husband and I hired Mr. Shram through the introduction of Redfin.  When he refused to answer my question and tried to give everything to others instead, the first red flag came out.  "You should ask the city about that." "You should ask the insurance agent about that." "Ask the lender about that."  His answer to the first three questions was literally.  I didn't know what value he offered, but I decided to work with him.

The property purchased with Mr. Shuram's "Aid" was a tear in the new construction.  Shortly after the closing, our architect noticed that a part of his neighbor's roadway was actually in our property.  He showed us where this looked clear.  I didn't notice because I wasn't studying research for my life, but for real estate lawyers, this should have been easy to catch.  Moreover, our neighbors had a plot to use this property, which we did not reveal before we bought it, nor was it discovered by Mr. Shram.  

Mr. Shuram thanked and agreed to refund the $600 fee.  However, it took about a month to send a refund check.  I really don't know if I could find more ways to prevent this closing.  I don't recommend him to anyone.

I had two times to buy at home and Jason felt ashamed of my past lawyer.

Jason has real expertise in real estate. Redfin's recommendation exceeded our expectations.  Through the negotiation process with the seller, Jason was easy to communicate with and got feedback on whether I was receiving good deals and what needs to be adjusted in the documentation.  When the shop was closed, Jason literally looked at the parts of the contract and examined his mistakes. I found the two and made them change at once.  In this process, I got Jason on my side, and I was much more confident and confident in the decision I made.

Overall, Jason strongly recommends future homebuyers.

Based on my recent experience with Jason Schram, I would like to observe a little.

1.  Redfin reviews are not really anonymous (home is identified).  This could affect the willingness of people to post bad reviews.

2.  Before you hire Jason, ask him if he'll stay through the day of work, whatever happens.  Since the closing often is delayed, he tends to combine the two schedules closely, which can cause problems.  I don't want to be expressed unexpectedly.  Closing

3 can cause many problems.  He relied heavily on his assistant Jenny to finish his main job.  

4。  I wonder if there is an incentive to spend a lot of time on certain things because he is running a lot of business (he charges about $600 for a basic review of contracts and mortgage).  Those who want enough personal support should probably go elsewhere.

My husband and I bought a house for the first time, and Jason was recommended to Redfin's agent. He was amazing! There was another lawyer in front of him who was not professional, but old fashioned. I switched to Jason night and day. I was very impressed by him and his team!

I would have given you five stars, but after the shop closed I faced a problem that would not be disclosed to the seller. The problem happened on the weekend and Jason said he'd call his husband on Monday afternoon. I've never heard of it from Jason or his team, but it turned out to be more than what it was at the time, and it turned out to be nothing.

I strongly recommend Jason to buy a house. In particular, if you find it difficult to negotiate or you don't know what the process is like.
